The cost to paint a room yourself is about $120 to $200 for a typical 12 by 12 ft bedroom with 8 ft ceilings, using two gallons of mid-range paint and buying every tool new. If you already own a roller, tray and brush, it's closer to $90. Hiring a painter for the same walls runs roughly $300 to $1,400, so doing it yourself saves several hundred dollars and costs you most of a day.

Prices below are approximate as of October 2026, taken from Home Depot listings, and will vary by store and region. Here's where the money actually goes.

What a 12x12 room needs

Start with the wall area, because paint is the biggest line item and the only one that scales with the room.

A 12 by 12 ft room has 48 ft of wall. At 8 ft high that's 384 sq ft. HomeGuide suggests subtracting about 21 sq ft per door and 16 sq ft per window, so one door and one window bring it to 347 sq ft. Two coats means covering 694 sq ft.

Behr Premium Plus lists about 400 sq ft per gallon and Sherwin-Williams lists 350 to 400 for its wall paints, so 694 sq ft is 1.7 to 2 gallons. Buy two gallons. So a same-color repaint on walls in decent shape lands around $120 to $155. Add primer and a canvas drop cloth and you're near $200. A ladder is the swing item: if you need to buy one, it can double the bill, but you'll keep it for years.

HomeGuide puts DIY room painting at $150 to $300 for the paint and supplies in a 12x12 room, and Angi says DIY materials can come in under $100 for a smaller room. Our list sits between the two because it uses mid-range paint and skips the ladder.

Where to spend and where to save

Spend on paint and the cutting-in brush. HomeGuide lists latex at $15 to $50 a gallon and Angi lists $20 to $70. The difference between a cheap gallon and a mid-range one is about $40 across two gallons. The better paint usually hides in two coats, while the cheap one can need three, and that third coat costs you another gallon and another evening. The brush is what makes your ceiling line look straight, so it's the one tool worth paying more for.

Save on the kit. A bundled kit like the Linzer set gives you a tray, frame, two roller covers, a brush and a drop cloth for under $20. The included brush is fine for touch-ups, and you add one good brush for the edges.

Skip primer when you can. If the existing paint is sound and you're not making a big color change, a paint-and-primer product goes straight on. Primer is for patched spots, new drywall, stains and dramatic color changes. Primer and how many coats of paint covers when it's worth the $24.

DIY vs hiring a painter

For the walls of a 12x12 bedroom, HomeGuide's range is $380 to $1,400 and Angi's is $290 to $870. Both say labor is most of the bill: HomeGuide puts it at 70 to 85 percent, Angi at 60 to 90 percent. HomeGuide also notes that many painters charge a $250 to $500 minimum, which is why one small room often costs nearly as much as a big one.

My take: for one bedroom with standard ceilings, do it yourself. The savings are real, and a careful first-timer can get a clean result. Hire it out when the ceilings are over 10 ft (HomeGuide says that adds 10 to 50 percent or more to a painter's price, and it's where DIY gets unsafe), when you're painting several rooms at once, or when a lot of trim needs a brushed finish.

A worked budget for one weekend

Say you're repainting a 12x12 guest room from beige to a soft gray, and you own nothing but a step stool.

Two gallons of eggshell ($76), the 9-piece kit ($17), two rolls of tape ($13), a tub of spackle and a sanding sponge (about $20) and a decent angled brush (about $15) come to roughly $141 before tax. The color change is mild, so you skip primer and just spot-prime the patched holes with the paint itself. Saturday morning is prep, the first coat goes on by lunch, and the second goes on mid-afternoon once the recoat time on the can has passed. How long paint needs to dry between coats has the timing. Compared with a $500 quote, you've saved about $360.

Mistakes that blow the budget

Buying one gallon at a time. Running out mid-wall costs a trip, and a second tint batch can look slightly different in daylight.

Cheap paint that needs a third coat. A third coat erases the savings on the cheaper gallon and costs you another evening.

Skipping the patching. Paint doesn't hide dents or nail holes. Sheen makes them more obvious.

Forgetting the ceiling and trim. The list above is for walls only. If the ceiling or trim needs paint too, price them separately before you start, so the job doesn't stop halfway.
